The point is not the count. The park sits inside the guarded line, so a child reaches the skate park or the court without crossing traffic or leaving the estate.

What is standard, and what to verify
Solar PV on every roof
Panels are fitted as standard, not sold as an upgrade. The array also shades the roof slab, so the house runs cooler before the air-conditioning is switched on. Eadepro states households can cut up to 80% of monthly electricity cost — treat that as the developer’s figure and ask to see an actual owner’s bill.
EV charger isolator, pre-wired
The isolator is already in place, so adding a home charger later is an installation job rather than a rewiring job. Paired with three-phase wiring across all houses.
Ceilings up to 20 feet
Height and cross-ventilation are used to move heat before mechanical cooling does. The practical effect is fewer hours of air-conditioning, which is where the running-cost saving actually shows up.

It is described by the developer as a guarded community with security services. Guarded and gated-and-guarded are different things in Malaysia — ask specifically what the arrangement is, who manages it and what the monthly charge will be.
Is Klemeru GreenRE certified?
The developer states it is pursuing GreenRE certification. Pursuing is not the same as certified — ask for the current status in writing before you rely on it.
See the park before you decide
The park is the part that does not photograph well and does not sell on paper. Walk it on a weekend evening when the courts are in use — that is the honest test.
