Living in Meru, Ipoh: what the area is like, and who it suits

Listings use these names loosely. This is how they fit together on the ground.

Before August 2023, living in this corner of Ipoh meant a detour. The Chemor–Meru link road removed it. The drive fell from roughly 30 minutes to about 5, and Klebang’s shops, schools and banks came into daily range for the new townships along the road.

That road explains why projects here now sell on convenience as well as on land size. It also carries the main risk. Each house that completes on this side of the city adds cars to the same few roads, so drive your own commute at 8am on a weekday before you decide.

• Shopping: AEON Mall Klebang, the Mydin mall at Meru Raya, Econsave Klebang.
• Schools: Tenby International School, SJK(C) Poi Lam, SK Chepor.
• Banks: Public Bank and Maybank in Klebang.
• Leisure: Meru Valley Golf Course.
• Roads: Jalan Kuala Kangsar into Ipoh town, and the North–South Expressway for Penang and KL.

From Klemeru, the developer puts each of these at 5 to 10 minutes. Confirm catchment and intake with each school directly; they change more often than brochures do.

During Ramadan, the bazaar at Bulatan Sultan Azlan Shah in Meru Raya bills itself as the longest in Perak. Expect slow traffic around it in the evenings that month.

More than ten government offices are slated for Bandar Meru Raya, among them the Ministry of Home Affairs, Yayasan Perak, the Forestry Department, the National Audit Department, the Malaysian Anti-Corruption Commission and the National Archives.

If they all move in, they bring daytime jobs and daytime traffic to Meru. Read the list as a plan, and ask which offices have actually opened when you visit.

Meru suits you if you want landed space at a lower price than the mature east side of Ipoh, if your children go to school around Klebang, or if you drive north or out of state often and want the expressway close.

It suits you less if you work in the old town and hate traffic, or if you want shops within walking distance. You will drive for most errands. And most new landed stock on this side is leasehold, so read leasehold vs freehold if tenure matters to you.

1. Drive the commute at 8am on a weekday, from the actual street, to the two places you go every day.
2. Ask about drainage on that street after heavy rain. Ask the neighbours, not the sales gallery.
3. Check the tenure and the lease expiry year on the title.
4. Check the orientation. A west-facing living area heats up every afternoon for the life of the house.
5. Ask what is planned next door. An empty plot behind your lot may not stay empty.
