Klemeru Ipoh: 18 questions, answered straight

Klemeru is a 115-acre guarded township at Meru on the northern side of Ipoh, Perak, developed by Eadepro Sdn. Bhd. (1075154-U). It is built in four phases of landed homes — single-storey terrace, double-storey terrace, cluster and 1.5-storey semi-detached, and bungalows — arranged around a 4.5-acre community park.

Eadepro Sdn. Bhd., company number 1075154-U, a subsidiary of the Eastern Decorator Group. Its completed projects include Ipoh South Gate, Zen88 Homes and Riverpark Residence.

The township was launched on 28 January 2024, opening with Phase 1 (187 single-storey terrace homes) and Phase 2 (96 double-storey terrace homes).

Lot 55992, Batu 5, Off Jalan Tunku Abdul Rahman, 31200 Chemor, Ipoh, Perak — between Chemor and Meru, with direct access to Ipoh town and the Ipoh–Penang toll.

Leasehold. The developer’s own Klemeru 1 and Klemeru 2 project pages state leasehold tenure. Ask for the lease expiry date and the master title status in writing before paying a booking fee.

Four. Klemeru 1 (single-storey terrace, 187 units, sold out), Klemeru 2 (double-storey terrace, 96 units), Klemeru 3 (cluster semi-D, 1.5-storey semi-D and 1.5-storey bungalow) and Klemeru 4 (64 units of Modern Terrace, Panorama Residence and Pavilion).

There is no public price list. The developer publishes estimated monthly instalments — from RM1,588 for single-storey terrace, RM2,118 for double-storey terrace and RM2,318 for the cluster, semi-D and bungalow range. Actual prices are quoted per phase and lot type.

Klemeru 1: 22ft × 75ft lots, 1,265 sq ft built-up. Klemeru 2: 22ft × 75ft lots, 1,921 to 2,204 sq ft built-up. Klemeru 3: lots from 45ft × 70ft up to 67ft × 70ft, built-up from about 1,750 sq ft to 2,253 sq ft. Klemeru 4: lots from 22ft × 70ft up to 6,585 sq ft.

Four bedrooms in the terrace phases (Klemeru 1, 2 and 4) and four to five in Klemeru 3. Bathrooms run from two in the single-storey terrace to five in the 1.5-storey bungalow.

Yes — solar PV is fitted as standard across the phases rather than sold as an upgrade. Eadepro states households can save up to 80% on monthly electricity cost; that is the developer’s figure and depends on your usage, so ask to see an actual owner’s bill from Klemeru 1.

An EV charger isolator is pre-installed and all houses have three-phase wiring, so adding a home charger later is an installation rather than a rewiring job.

A 4.5-acre park inside the guarded township with a basketball court, futsal park, skate park, jogging track, balance bicycle path, outdoor gym, maze garden, hammock garden, Kids Wonderland and a recycling zone.

The developer describes it as a guarded community with security services. Ask specifically whether it is guarded or gated-and-guarded, who manages security, and what the monthly charge is.

The developer states it is pursuing GreenRE certification. That is not the same as being certified — ask for the current status in writing.

A semi-furnished package the developer has offered on Klemeru: wet and dry kitchen cabinets plus master and secondary bedroom built-in wardrobes. Terms and conditions apply — have it stated in your S&P or a side letter rather than relying on a brochure.

No. All 187 single-storey terrace units in Phase 1 are sold out. Resale units come onto the market occasionally.

Klemeru has direct access to Ipoh town via Jalan Kuala Kangsar. AEON Klebang, Mydin, Econsave, Tenby International School, SJK(C) Poi Lam and Meru Valley Golf Course are all within roughly 5 to 10 minutes, largely because the Chemor–Meru connector road opened in August 2023 and cut that drive from about 30 minutes to about 5.
