What the developer actually publishes, what it does not, and a calculator that runs on your numbers instead of a marketing estimate.

Short answer: Klemeru 4 (single-storey Modern Terrace) starts from RM398,000 and Klemeru 3 (B) (1.5-storey semi-D) from RM681,000. Klemeru 2 and Klemeru 3 (A) are quoted on request. These are starting prices for the cheapest lot type — intermediate lots. End, end-with-extra-land and corner lots cost more, and the figure moves as stock is taken up.

Three things that move the price

  1. Lot type

    Intermediate, end lot, end lot with extra land and corner are four different prices for the same house. Corner units in Klemeru 2 carry up to 2,204 sq ft built-up versus 1,921 sq ft for intermediate.

  2. Phase and timing

    Each phase is priced when it launches. Early releases in a phase are usually the cheapest units that phase will ever be.

  3. What is left

    By the time a phase is 70% taken, the remaining units are the ones nobody picked first — sometimes a bargain, sometimes a west-facing wall.

The solar PV is the one line that runs the other way: it is fitted before handover and reduces the electricity bill from month one. How much depends on your usage — ask to see a Klemeru 1 owner’s actual TNB bill rather than trusting a percentage.

How much is a house in Klemeru, Ipoh?

Klemeru 4, the single-storey Modern Terrace, starts from RM398,000. Klemeru 3 (B), the 1.5-storey semi-D, starts from RM681,000. Klemeru 2 and Klemeru 3 (A) are quoted on request. Those are entry prices for intermediate lots — end, end-with-extra-land and corner lots cost more. The developer also publishes estimated instalments: from RM1,588 for single-storey terrace, RM2,118 for double-storey terrace and RM2,318 for the cluster semi-D, semi-D and bungalow range.

Why does the developer not publish a full price list?

Malaysian developers commonly release prices phase by phase and lot by lot rather than as one public sheet, because pricing moves with take-up and with which lot types are left. It is normal. It also means any price you see on a listing portal is a snapshot from whenever that listing was written — the figures on this page are checked against what is being quoted now, and a phase shows “ask” rather than a number whenever I cannot stand behind the figure.

What is the RM41,800 furniture package?

A semi-furnished package the developer has offered on Klemeru: wet kitchen cabinets, dry kitchen cabinets, master bedroom built-in wardrobe and secondary bedroom built-in wardrobe. Terms and conditions apply and it is not automatically part of every unit — get it written into the S&P or a side letter.

What deposit do I need?

Typically a booking fee first, then the difference to 10% of the purchase price on signing the S&P, less any developer rebate. If you qualify for a 90% margin of finance you fund 10% plus fees; margins are the bank’s decision, not the developer’s.

What else costs money besides the price?

Legal fees and stamp duty on the loan documents, valuation where required, disbursements, and moving in: grilles, fans, lights, curtains, air-conditioning and any renovation. Budget for these separately — they are what usually blows the plan, not the instalment.

Is the instalment figure the developer publishes reliable?

Treat it as a marketing estimate. It does not state the loan margin, interest rate or tenure behind it. Run the calculator on this page with your own bank’s rate and your own tenure, then compare.
