Buying new property in Ipoh: the areas, the trade-offs, and the checks

Ipoh’s new landed launches cluster in three corridors: the Klebang–Meru–Chemor belt to the north, the Bercham–Tasek belt to the east, and the Simpang Pulai–Gunung Rapat belt to the south. North gives you the most land per ringgit and, since the Chemor–Meru road opened in 2023, no longer costs you the commute it used to.

The three corridors, honestly

North — Klebang, Meru, Chemor. Historically the land-per-ringgit corridor, historically with a drive attached. The Chemor–Meru connector that opened in August 2023 removed most of that drive, which is why new townships here now compete on convenience rather than only on price. Klemeru sits on this road.

East — Bercham, Tasek. Mature, dense, well served. You pay for the maturity and you get smaller lots. Good if you want everything within five minutes and do not need land.

South — Simpang Pulai, Gunung Rapat. Strong highway access south towards KL, hill views, and a longer run into the old town. Popular with buyers who commute out of Ipoh rather than into it.

Running cost is now part of the price

For most of the last decade an Ipoh buyer compared price per square foot and fittings. That comparison is incomplete now, for two reasons.

First, electricity. A standard terrace with a dark roof and a low ceiling runs the air-conditioning for more hours a day than an equivalent house with a shaded roof and height to move hot air. Over a 35-year loan that difference is not small.

Second, resale. Solar PV and EV readiness are becoming the questions a buyer asks in 2035, the same way ‘is it gated’ became standard in the 2010s. Buying a 1990s specification today means selling a 1990s specification later.

This is exactly the argument the Klemeru township is built on — panels, EV isolators, three-phase wiring and 20ft ceilings fitted as standard. Whether the premium is fair depends on the price you are quoted, which is why you should get the live list rather than a marketing instalment estimate.

Seven checks before you pay the booking fee

  1. Tenure and title. Freehold or leasehold, and if leasehold, the expiry year. Most of the northern corridor stock, Klemeru included, is leasehold.
  2. Developer licence and advertising permit. Ask for the numbers, verify on the KPKT portal.
  3. Built-up definition. The number in the brochure and the number in the S&P schedule are measured differently more often than you would like.
  4. Lot orientation. West-facing living areas cost you money every afternoon for the life of the house. This is the cheapest thing to get right and the most expensive to fix.
  5. Maintenance and security charge. Get the current monthly figure in writing, not the ‘estimated’ one.
  6. What is included. Furniture packages, cabinets and wardrobes belong in the agreement, not the brochure.
  7. Drive the commute. At 8am on a weekday. Once. It settles more arguments than any spreadsheet.

How to compare two launches without fooling yourself

Put both on the same sheet: price, land size, built-up, tenure, orientation, monthly maintenance, estimated electricity cost, and drive time to the two places you actually go every week. Not the mall — your office and your parents’ house.

Most launch comparisons collapse the moment you write the drive times down honestly.
